Mold Inspections entail checking a home or building for moisture conditions conducive to mold growth and pointing out any visible surface spots of "microbial growth"/potential mold.
*In order to be referred to as "mold," anything discovered must be tested and found to be mold by an accredited lab. Marquis Home Inspections do swab tests/ and Air Testing.Therefore, any suspect substance will simply be referred to as "microbial growth" in your inspection report.
We get asked this question a lot.
Please note, we will be looking for visible signs of microbial growth/moisture issues during a routine home inspection as described above, so there is no need to purchase both services for the same home at the same time; however, please note that mold is excluded as a part of your home inspection agreement, as we are not liable for mold that is not easily visible to the naked eye, mold in the air, or mold under the surface at the time of the inspection, such as behind walls, cabinets, carpeting, insulation, or other building materials. Once again, testing by an accredited lab is necessary to identify and confirm the presence of "mold," taking care of the root of the moisture problem creating mold conducive conditions should be a top priority, this is where a thorough inspection is needed.
If you would like a sample taken from a specific location that is suspected to contain mold, we also offer swab testing at an additional charge. We would collect the sample at your request, send it to an accredited lab for analysis, and provide you with a completed lab report outlining whether mold is currently present and what kind(s) if so.
